Peterborough City Council has deferred a zoning amendment request for 1341 Water Street, where a developer is proposing an eight-storey apartment building with up to 219 residential units.
The application, which would increase the current zoning from five to eight storeys, is on hold while the city awaits confirmation from the applicant on the intended use of the property. The site sits on the west side of Water Street, just north of Carnegie Avenue.
A holding symbol is recommended for the zoning to ensure traffic and environmental considerations—such as a required northbound left-turn lane and compensation for nearby wetlands and trees—are addressed during the site plan phase.
The property is currently approved for three five-storey buildings with 96 units. The new proposal aims to significantly increase density and contribute to Peterborough’s housing supply targets by making use of the site’s location on a high-capacity arterial road with strong access to transit, trails, and sidewalks.
