Home sales increased across Northumberland County in February, even as average prices declined slightly compared to the previous month.
The latest housing market report from the Central Lakes Association of Realtors shows 71 homes sold in the county during February, a 47.9 per cent increase from the 48 sales recorded in January.
While sales activity picked up, the average selling price fell 8.5 per cent month over month, reaching $693,431 in February. Despite that drop, prices remain about 2.5 per cent higher than February of last year, suggesting the market is still holding relatively steady compared to 2025 levels.
The report also shows 183 new listings in Northumberland County during February, representing a 10.7 per cent decline compared to January.
Homes in the county spent an average of 59 days on the market, reflecting the typically slower pace of winter real estate activity.
The Central Lakes Association of Realtors says market conditions continue to vary across the region as buyers and sellers adjust to changing economic conditions, including interest rates and cost of living pressures.
Across the broader Central Lakes region, housing markets are seeing mixed trends, with some areas experiencing price increases while others see softer pricing or slower sales.
Industry officials say the data reflects a housing market that is continuing to adapt following several years of significant price changes and shifting demand patterns.
For buyers and sellers in Northumberland County, the report suggests opportunities still exist as the spring market approaches and activity traditionally begins to increase.
