Northumberland County’s housing market gained momentum in May, with home sales and new listings both increasing from April as buyers enjoyed more choice heading into the summer market.
According to the Central Lakes Association of Realtors (CLAR), 128 homes were sold in Northumberland during May, a 24.3 per cent increase from 103 sales recorded in April.
New listings also climbed, rising 17.3 per cent to 380 properties compared to 324 the previous month.
Despite the increase in activity, the average sale price slipped 2.6 per cent month over month, falling from $714,267 in April to $695,364 in May.
Compared to May 2025, however, the picture was more mixed. Sales declined from 158 to 128 transactions and new listings fell from 418 to 380. The average sale price edged higher year over year, increasing from $690,187 to $695,364.
The Northumberland market mirrored broader trends across the Central Lakes region, where sales activity increased in every area from April to May.
CLAR President Christine Riley said strong listing activity is providing buyers with more options while helping maintain an active spring market.
“Homes are moving and buyers are finding opportunities,” Riley said, noting that inventory levels remain healthy across the region.
Elsewhere, Peterborough recorded one of the strongest monthly price gains, with average prices rising more than 10 per cent from April, while Prince Edward County saw prices jump more than 14 per cent month over month.
CLAR CEO Wendy Giroux said housing affordability remains a concern but welcomed government efforts aimed at reducing development costs and increasing housing supply.
Homes in Northumberland spent an average of 42 days on the market during May.
